COMMERCIAL & INDUSTRIAL / NSW + VICTORIA

Commercial building approvals.
Clear from the start.

Building surveying and certification for commercial builders, developers, business owners and their project teams. Practical coordination for new premises, extensions, fit-outs and changes to existing buildings.

01

Start with the building’s intended use.

An office fit-out, a warehouse extension and a change of use can raise different assessment questions. Tell us what the building is used for now, what you are proposing and whether the work will be delivered in stages.

iPermit works across all building classes and projects of varying size and complexity. We confirm the certification scope and the information needed from your designers and specialist consultants before engagement.

NEW SOUTH WALES

Certification pathway.

A Construction Certificate follows development consent. A Complying Development Certificate may suit eligible commercial or industrial work. We can discuss the pathway once the proposal and site information are available.

VICTORIA

Building permit pathway.

The building permit assessment is separate from planning permission. Provide any planning permit and endorsed plans with the proposed construction documents so the requirements can be considered together.

02

Give us a useful project brief.

  1. Location, use and scope

Property address, existing and proposed uses, approximate floor area and a clear description of the work. Identify any tenancy boundaries and stages.

  2. Plans and existing approvals

Available architectural drawings, development consent or planning permit, conditions and existing building approvals. Tell us which drawings are preliminary.

  3. Project team and technical reports

Designer and consultant contacts, with available structural, fire safety, access, energy and services reports relevant to the proposal. We identify further assessment information as needed.

  4. Cost, timing and site arrangements

Estimated cost of works, intended programme, builder details if known and whether the premises will remain occupied during the works.

The quote brief is a starting point. It is not a complete compliance checklist or confirmation that every listed report is required.

03

Keep assessment and construction connected.

We communicate assessment requirements to the nominated project contact and coordinate the relevant inspection stages within our engagement. Share proposed changes before carrying them out, and keep the approved documents available to the site team.

Discuss the required completion documentation and supporting certificates early. In NSW, remember the separate principal certifier appointment; it is not completed simply by requesting a CC or CDC.

BEFORE YOU APPLY

A few useful answers.

Can commercial work use complying development?

Some commercial and industrial proposals can use the NSW CDC pathway, subject to the land and development meeting the applicable requirements. Read our CDC guide and send the address and proposed work for discussion.

Can you help with a project that is still being designed?

Yes. Share the current information and identify unresolved design matters. We can discuss the certification service and documentation needed as the design develops; a preliminary conversation is not an approval.

Do you prepare all specialist design reports?

Specialist design and consultant reports may need to be provided by your project team. iPermit’s advertised performance-solution preparation service is for Class 1 and Class 10 buildings; commercial proposals require a separately confirmed scope.
