01

A focused assessment of the building documentation.

A Construction Certificate is generally required for building work approved through a development application, unless a relevant exemption applies. It is distinct from development consent and from the appointment of a principal certifier.

We review the application, detailed plans and supporting information against the applicable requirements, including the relevant conditions of consent. Where information is missing or further detail is needed, we explain what needs to be addressed.

02

Bring the key documents together.

The documents needed depend on the project. Providing the consent and available plans early allows us to discuss the scope and identify the supporting information relevant to your application.

  • Development consent and the approved planning documents
  • Detailed architectural plans and specifications
  • Relevant engineering and consultant documentation
  • Information addressing applicable consent conditions

03

Plan beyond the certificate.

A Construction Certificate is one part of the process. The required appointment, notices, inspections and completion documentation also need to be coordinated before and during the work.

We can discuss certification services through construction and completion, including principal certifier arrangements, relevant inspections and the Occupation Certificate assessment. The services included will be set out in the engagement.

Our NSW service areas include Albury, the Riverina, Wagga Wagga, Griffith, Leeton, the Snowy Valleys and Greater Hume.

Your questions, answered.

Can I use plans that differ from the development consent?

Tell us about any changes before preparing the final application or starting work. The relationship between the proposed construction and the consent needs to be assessed; some changes require a modification or further planning approval.

Can I start building once I have development consent?

Development consent alone does not necessarily authorise building work to start. The required building approval, appointments and pre-construction steps must also be addressed for the project.
