Building permit and certification guidance for domestic sheds, garages and carports. Start with the intended use, dimensions and property details so the approval pathway can be checked.
A supplier’s standard design does not explain where the structure will sit, how the site drains or how you intend to use it. Share that information before committing to a layout or starting work.
Some minor work may be exempt, but a small building is not automatically exempt. The state rules, property constraints and proposal need to be considered. A shed intended for a business, accommodation or another use should be identified at the outset.

Certification pathway.
The proposal may be exempt, eligible for complying development, or require development consent followed by a Construction Certificate. We discuss the relevant certification service once the site and scope are known.
Confirm whether a building permit is required and whether separate planning permission or council consent applies. A building permit application needs site-specific information as well as the structure’s design.
Describe what the shed, garage or carport will be used for, its dimensions and height, whether it is attached to another building and the estimated cost of works.
Location on the property
Provide an available site plan showing boundaries, setbacks, easements, existing buildings, proposed levels and drainage arrangements.
Structure and foundations
Include supplier drawings, engineering and footing or slab details available for the site. Identify any soil report or other supporting design information already prepared.
Existing approvals and building arrangements
Send any development consent, planning permit or relevant property information. Tell us whether you will use a builder or apply as an owner-builder.
Flag an easement, boundary issue or uncertainty about the intended use early. Changes to the location, height or design can affect the documentation and assessment.
Once approval is in place, confirm the inspection stages and required completion documents with the team. Keep the approved drawings and permit or certificate details with the builder.
BEFORE YOU APPLY
A few useful answers.
Do you arrange the engineering for a kit shed?
Send the design and engineering supplied with the kit. We identify further information needed for assessment, but do not assume the supplier’s documents cover every site condition. Any additional design services need to be arranged and confirmed.
What if the shed will be used for my business?
Describe the proposed activities, occupancy and storage. The building use matters, even if the structure resembles a domestic shed. Our commercial project guide is a useful starting point.
Can I get a quote before all the drawings are ready?
Yes. Provide the address, intended use, approximate size, estimated cost and the plans available so far. We can clarify the scope and next steps; the formal assessment needs the required supporting documents.
